Occupancy

In recent years occupancy has tended to vary more than hitherto and now ranges between 20 to 30 full weeks and 10 to 15 Short Breaks if the cottage is fully available. It can take a year or two to build reputation; pretty cottages and those near the coast or good beaches tend to achieve higher occupancy. Sea views will guarantee high occupancy but are in very short supply in Dorset and command a correspondingly high purchase price.

The market for out of season Short Breaks has expanded markedly and the school holidays are always in high demand. Occupancy in the shoulder months is dependent upon weather, buoyancy of consumer spending, world events etc.

There is occasionally a dip in demand in Peak Periods. Having given priority to full week letting we then offer Short Breaks on a last-minute basis to ensure partial occupancy where we have the owner’s authority to do so.
