Within our beautiful county, we are lucky enough to offer properties in unspoilt countryside, as well as our resort seaside towns.  The carefully selected properties within the Dorset Coastal Cottages portfolio all offer high quality accommodation whether you choose a country idyll or the bright lights of our seaside towns. All properties are within 10 miles of the sea and many are within one mile.

The type of property is instantly recognised by its logo and background colour. Our rural properties are on a white background with green font and the resort town properties are in a light blue with a darker blue font. Whatever the choice, nothing beats our first hand knowledge. Your Dorset Coastal Cottages Welcome

What can you expect to find on your arrival?

A vase of fresh flowers, a made up tea tray and a bottle of milk in the fridge await your arrival at most cottages (this may vary, so please call for details).
A property fully prepared for your arrival, with beds made and towels supplied (please remember to bring your own beach/swimming towels.)

You will find a black Information Book left out for you, which provides the essential information about your accommodation. There is also a folder entitled, ‘A Few of My Favourite Things’, where you will be able to record your favourite walk, pub, children’s activity and much more. You may be able to take advantage of previous recommendations, and in turn, you can make your own recommendations for those that come after you.

So put your feet up, relax and enjoy getting to know your surroundings.


Beds are: Double – 4ft 6in. Single/bunk – 3ft. They are freshly made up for you with bottom sheets, duvets and 2 pillows per person (can be synthetic or feather). All bed linen and towels are included (1 bath towel and hand towel per person). Small or bunk bedrooms are indicated e.g. ‘Sleeps 2/4’ (sleeps 4 in total). Non standard bed sizes are clearly noted in the property description. There will be at least one hairdryer available at the property.
If you book for 2, 3 or 4 weeks, you will receive a change of linen and towels on the normal change over day.  Timings to be arranged with your housekeeper.

High chair and travel cot (occasionally a proper cot is available at individual properties, please check when booking), where available, are not charged for; cot bedding and towels for babies are not supplied.

Sitting room:Sittingroom

With TV/DVD & Radio. Most have an open fire or log burner (Logs/coal provided free October to 30th April – kindling and firelighters are not provided). If the word ‘feature’ is used to describe a fireplace, this means that it is non-working


Where stated is offered free of charge for the use of browsing and emailing. The package provided at the property of your choice may not be sufficient for streaming or downloading, please enquire at the time of booking. In rural villages, the speed of the connection may also be insufficient for streaming or downloading. Neither D.C.C. or the owner can be held accountable for interruption or breakdown.

Mobile coverage:

Is limited in some areas of the county. Please check with your provider for actual service coverage. Read our blog article on Communications Guide to Dorset for further information.


All with WC, hand basin and a bath or shower.


Fully equipped with cooker, refrigerator, microwave, washing machine and freezer unless otherwise specified. Cottages which only have a freezer compartment in the fridge state ‘ice-box fridge’.

Dining Area:

Appropriate for specified occupancy either in a farmhouse kitchen, living room or separate.


Well maintained with outdoor furniture, unless otherwise specified in the individual cottage description.


Dogs can also enjoy a wonderful Dorset Coastal Cottages holiday. No need to put your pet in expensive boarding kennels when at least half the cottages on our books accept them.
One dog (2 in some cases) is welcome in many cottages, provided it is not left unattended or allowed in bedrooms; cleaning up after your dog in the garden is essential. Bookings that include pets are taken on the understanding that flea treatment is up to date. Each dog costs £25 per week; (part week £20). Please see the individual cottage pages for details.


Included in the rental. Telephone for incoming and 999 calls or payphone.


A toilet roll is provided in each bathroom and/or WC, plus general cleaning materials.
In the utility area or designated cupboard, you will find an iron and ironing board.
Please note: First Aid Kits are not provided.
In the kitchen, you will find: salt and pepper, tea and coffee, a few dishwasher tabs (if the property has a dishwasher), washing up liquid, jay cloth, scourer and a bin liner.
(It is intended for the supplies left at the property to be enough to get you started, but they will not necessarily be enough for the whole of your stay. A trip to your local shop will enable you to replenish supplies and provide you with the opportunity to meet the locals.)


Whilst we hope that the property meets your expectations and that you have a lovely holiday, if there is some aspect of your accommodation that is unsatisfactory, you must contact the housekeeper (or Dorset Coastal Cottages) immediately. It may be necessary for an on-the-spot investigation and if necessary, request the owner to take remedial action. Guests have a legal obligation to mitigate their loss.
If the Owner or Dorset Coastal Cottages are denied the opportunity to put the matter right during the Holiday, then the Guest will waive all rights.
A claim against the Owner must be made by the party leader, lodged whilst at the property and subsequently put in writing. A claim will not be considered if it is reported after departure.

Cottage Grading Information

Cottage Grading:

We carefully select and regularly inspect the cottages on our books to ensure high standards. However, the true test is what you, our clients, think of them. We survey our guests for feedback following their stay. This is shown by the cottage star rating which is averaged over the past year (the number of responses is noted).

If guests have chosen to add a written review on ‘Feefo’, (rather than just a star rating response) you can read it below the map on the main description. As a result please note that the ‘Feefo’ star rating may differ from the amount of stars calculated from the overall number of ‘responses’ received.

Turnstone Assessments

Turnstone Assessments
All of our holiday properties are inspected by Turnstone Assessments annually. The inspections by Turnstone Assessments result in self-catering properties being awarded between 1 and 5 stars. We are very proud that all of our cottages achieve a minimum 3 star quality standard with many achieving 4 stars and some even achieving the very highest accolade: a 5 star award.


Arrival and Departure times

Standard arrival times:

Arrival after 3 pm. Departure Time: before 10 am.
Arrival after 4 pm. Departure Time: before 11 am.


There are exceptions to the times listed above, please inquire at the time of booking.

We re-inspect cottages regularly. They are cleaned between each let but please bear in mind their age, country location and short change-over period. Please help us maintain high standards by leaving the property clean and tidy.

Availability & Booking Procedures

Availability Search:

To book by telephone: 01929 401420 (+44 1929 401420). Your cottage will be reserved for you whilst we email confirmation with a link to complete an online booking form, alternatively we can post your booking form. We are able to hold the reserved dates for 3 days if the booking form is email and 5 days if it is posted. If you choose to reserve your cottage online via our website we will contact you to check the details and arrange payment (the dates are held for a maximum of 3 days).

First Payment – 20% of the total amount including agent’s booking fee (£29).

Final Payment – Due 8 weeks before holiday.

Flexible Payments – Once you have paid the deposit amount, you are welcome to split the balance amount into smaller amounts and make interim payments against your booking up until 8 weeks prior where any remaining balance amount becomes due. Just call 01929 401420 and detail the amount that you wish to pay.

If booking less than 8 weeks prior to holiday, full payment is required.

Debit and Credit cards can be used free of charge (American Express and Diners cards are not accepted).

Short Breaks:

Short Breaks are available all year at most properties, but these are subject to peak time restrictions. Some properties restrict short breaks between the months of November to March only and just a handful only accept full week bookings. Please see the individual property pages for their advertised short break option.

3 night breaks at 70% of the full week price: See Short Breaks. Bookings for more than a week, but less than two are priced 1/7th of the weeks price for each extra night added – for example 10 days would be priced at a full week plus 3/7th.
2 nights breaks are now available at selected properties and are priced at 65% of the full weeks price.

1. Any Cancellation must be advised by the party leader in writing. If advised more than 8 weeks prior to the first day of the holiday, D.C.C. will attempt to re-let and if successful refund the amount achieved minus the cancellation fee of £80 (and booking fee). If unsuccessful then the full deposit amount is forfeit. DCC reserves the right to discount the holiday where necessary.

2. If 8 weeks prior to the first day of the holiday the balance of the rent is not received, D.C.C. will assume cancellation and the deposit amount will be forfeit.

3. If cancellation occurs within 8 weeks prior to the first day of the holiday, D.C.C. will attempt to re-let and if successful will refund the rent received less £80 (+ booking fee). If unsuccessful the full amount is forfeit. DCC reserves the right to discount the holiday where necessary.

4. Booking Fees are non-refundable.

5. Rental charge does not include cancellation protection*. Please make your own arrangements. Dorset Coastal Cottages must be advised of the cancellation prior to arrival if supporting paperwork is required to make a claim.

Lost Property

We cannot take responsibility for lost property. We regret that due to the number of belongings which have previously had to be collected from holiday properties and forwarded to guests, a collection fee plus postage will be applicable. Left or lost property received will only be held by Dorset Coastal Cottages for a maximum period of 6 weeks post booking after which it will be disposed of. To avoid unnecessary disappointment please take time on departure to thoroughly check all cupboards and wardrobes for your belongings.

On-line UK cancellation holiday Insurance*

When going abroad, it is usual to arrange travel insurance. However, when holidaying in the UK some people overlook cancellation insurance, leaving themselves potentially vulnerable to unexpected and sometimes significant costs.

Dorset Coastal Cottages would like to introduce David Upshall Insurance Services, through which you will be able to arrange your policy online through  PJ Hayman, Travel Insurance provider founded in 1990.
